What Bristol's Victorian terraces hide: a builder's field guide to renovation
Stand across the road from a Bristol terrace and it will tell you roughly when it was built, who built it and what it is likely to be hiding. After twenty years of opening up these houses, Dan and Craig can usually guess what is behind the skirting before the first board comes up. This is that knowledge written down: a field guide for anyone about to start a Victorian terrace renovation in Bristol, from the pavement to the contingency line on the quote.
Reading a terrace from the street
The Victorians built to a pattern, and the pattern changed by decade.
- Walls. Grey-green or plum-coloured rubble stone on the side and rear is Pennant sandstone, quarried east of the city and used everywhere in the 19th century (Pevsner's Looking at Buildings). A brick or Bath stone front on Pennant flanks says late Victorian; a stucco or full ashlar front says earlier and grander.
- Windows. Small panes with glazing bars point to the 1840s or before, when glass was taxed. Big single-pane sashes with horns are 1860s onwards. A one-storey bay is typical of the 1880s and 1890s byelaw terrace; a two-storey bay usually means a slightly better street.
- Roofs. Welsh slate at a modest pitch, chimney stacks shared on the party walls, and a parapet or exposed rafter feet at the eaves. Clay pantiles or double Romans on a terrace usually mean a later re-roof.
- Plan. A byelaw terrace, built after the 1875 Public Health Act let councils write building rules, has a rear outrigger with the kitchen and scullery, a side alley or none at all, and a small yard. Older terraces have less regular plans and, in Kingsdown and Cotham, basements.
None of this is a survey. It is the checklist we run before we knock.
The usual suspects
These are the seven things we find most often once a Victorian terrace is opened up.
Joist ends
Floor joists were built into the outer and party walls with no damp-proof course around them. Where a wall has been wet, from a leaking gutter, a bridged DPC or cement render, the joist ends rot in the pocket. You cannot see it under a carpet. We check the bearings when we lift the first board and, where needed, splice in new timber on hangers.
Chimney breasts and gallows brackets
Someone in the 1970s took the breast out of the back bedroom and left the stack above sitting on a couple of brackets, or on nothing at all. Removing a chimney breast is structural work needing building regulations approval and an engineer's design, either a fire-protected steel or properly specified gallows brackets, and a party wall notice where the stack is shared (LABC Front Door). Lath and plaster
Ceilings and stud walls are timber laths with lime plaster keyed through the gaps. After 130 years the keys snap, ceilings sag, and any serious work above brings dust down in sheets. Where the ceiling is sound we leave it or overboard it; where it is failing we take it down and start again. Either way it is the dustiest week of the build, which is why our approach to dust and living at home during a build matters more in a Victorian house than any other.
Lime versus cement
Solid walls built with lime mortar need to breathe. Repointing or rendering them in hard cement traps moisture, and the bricks and Pennant spall as a result. Historic England calls unsuitable repointing one of the most frequent causes of damage to older buildings (Repointing Brick and Stone Walls). We repoint in lime, and we tell clients when a previous owner's cement pointing is the real reason the front room is damp.
Drains
Victorian clay drains run under the yard and, in many streets, join a shared run behind the terrace before reaching the sewer. Roots, displaced joints and cracked gullies are normal. Since 1 October 2011 most shared sections and lateral drains beyond your boundary belong to the water company, Wessex Water in Bristol (GOV.UK private sewers transfer guidance), but the run under your own house is yours, and it decides where an extension can go. Wiring and pipework
Rubber-insulated cables, rewireable fuse boards, lead water mains and gas pipes chased through lime plaster turn up regularly. None of it is a reason to panic, and all of it is a reason to have an electrical inspection before you plan around the existing installation. New circuits go through Part P and a NICEIC-registered electrician on our sites.
Damp
Nine times out of ten it is not rising damp. It is a raised patio bridging the slate DPC, a blocked air brick, cement render, a leaking downpipe or condensation in a house that has been double glazed and sealed up. The Property Care Association notes that a failed damp course is usually one that has been bridged by render, plaster or higher ground levels rather than one that has worn out (PCA). We look for the bridge before anyone sells you an injected course.
BS3, BS6 and BS9: what the stock does differently
- BS3 (Bedminster, Southville, Totterdown). Byelaw terraces from the 1880s to 1900s. Two floors, small rear yards, Pennant flanks with brick fronts, no side access, so materials come through the house. In Totterdown the terraces step down the hill and split levels are common. - BS6 (Redland, Cotham). Larger mid-Victorian villas and tall terraces, often with lower ground floors, higher ceilings, heavier cornices and generous roof spaces. More has usually been done to them, including flat conversions, so the surprises are other people's alterations: cut joists, missing lintels, notched steels.
- BS9 (Henleaze, Westbury-on-Trym, Stoke Bishop). Largely 1930s rather than Victorian: semis with hipped roofs, bay windows and cavity walls. Different problems, including corroded wall ties, hipped roofs that limit lofts (hence hip-to-gable), and original wiring and lead pipes.
What surveys miss that builders find
A RICS Home Survey Level 2 is a visual inspection. The surveyor does not lift fitted carpets or floorboards, move heavy furniture or remove hatches, and does not test the electrics, plumbing or drains (RICS). That is the service, not a criticism. It means the joist ends, the unsupported stack, the cracked drain and the rewire are found by whoever opens the house up. Usually that is us, in week one.
So we do two things before we fix a price on a big renovation. With your permission we lift a board or two, look up the chimney and put a camera down the drain. And we ask a structural engineer to see anything we are unsure about before the quote, not after.
Budgeting for surprises: our contingency approach
Hold 10 to 15 per cent of the build cost back as your own contingency. We do not spend it. If we find something, you get a written note with the problem, the options and the price before anyone touches it, and it goes onto the itemised quote as a variation you can see. Where a risk is likely but unpriceable up front, we put a provisional sum against it so it is visible from day one. Most projects finish with some of it unspent, which is the point.

Frequently asked questions
What problems do Victorian terraces usually have?
Rotten joist ends in damp walls, unsupported chimney stacks where breasts were removed, sagging lath-and-plaster ceilings, cement pointing or render trapping moisture in lime-built walls, cracked or root-blocked clay drains, old wiring and lead pipes, and damp caused by bridged damp-proof courses. Most are fixable and most are invisible until the house is opened up.
Do Victorian houses have a damp-proof course?
Usually, if built after the late 1870s, when byelaws following the 1875 Public Health Act brought slate damp-proof courses into ordinary terraces. Earlier houses may have none. Where a house is damp, the DPC has more often been bridged by render, plaster or raised ground levels than failed.
Can you remove a chimney breast in a Victorian terrace?
Yes, with a structural engineer's design, building regulations approval and, because the stack is usually shared, a party wall notice to your neighbour. The remaining stack has to be properly supported on a steel or correctly specified brackets. We regularly find old removals with no support at all and put that right.
Should I use lime mortar on a Victorian house?
Yes. Solid walls built in lime need to breathe, and cement pointing or render traps moisture and damages the brick and stone. We repoint and render Victorian walls in lime, and we often find that removing old cement is the cure for a persistent damp patch.
How much contingency should I hold for a Victorian terrace renovation?
