House Extensions in Bristol

Kitchen-diners, garden rooms and whole extra storeys — engineered, weathertight and finished by one team.

Extensions are where Bristol families buy the space the city won't sell them: the kitchen-diner across the back, the side return filled in, the second storey over the garage. We take extensions from footings to finished room — groundworks, structure, steels, glazing, roof, and the kitchen or bathroom that goes inside.

The best extension decisions are structural ones made early: where the steels land, how the new roof meets the old, whether the opening should be two metres or four. As carpenters by trade with our own groundworks capability, we price those decisions honestly at survey stage rather than discovering them at week six.

We run one site team from dig to decoration, which is why our extension reviews keep mentioning the same things: turning up at 8am, protecting the house, clear communication when the unexpected appears. You live in the house while we build — we plan the sequence around that fact.

Guide cost for extension work in Bristol is £1,800–£3,000 per square metre plus VAT depending on structure, glazing and finish. Your quote is detailed and itemised, and the price only changes if you agree the change first.

How it runs

From first visit to sign-off.

  1. 01

    Site visit

    45–60 min

Measure, look at drains and levels, talk about what the space needs to do.

  2. 02

    Design

    2–4 weeks

Drawings with our partner architects where needed; engineer's calculations for the structure.

  3. 03

    Permissions

    varies

Many single-storey rears fall under permitted development; larger schemes need planning. Building control applications are normally made by you — we prepare the pack and handle the inspector visits.

  4. 04

    Build

    8–16 weeks

Groundworks, structure, weathertight, then interiors — with the house protected and usable throughout.

  5. 05

    Finish

    final weeks

Kitchen or bathroom in, decoration, certificates, guarantee paperwork.

A booking deposit of around 10% once you are in the diary — never a large sum up front. After that we invoice against valuations of the work carried out.

Asked and answered

The questions this page usually raises.

How much does an extension cost in Bristol?

Most projects land between £1,800 and £3,000 per square metre plus VAT. A straightforward 20m² single-storey rear sits at the lower end; big glazing, complicated steels and high-spec kitchens push toward the top. We quote from a survey, itemised line by line.

Do I need planning permission?

Single-storey rear extensions within permitted development limits often don't; two-storey, side and wraparound schemes usually do. We tell you which applies at the first visit, and prepare the drawings with our partner architects where an application is needed.

Can you just do the shell?

Yes. Some clients want weathertight shell only, others want us through to the fitted kitchen. The itemised quote makes the split explicit so you can decide with real numbers.

What about the party wall act?

Extensions near boundaries often trigger it. Notices are served by you as the owner; we flag it early, tell you exactly which notices apply, and work smoothly with any appointed surveyor.
