When the people who will build the project help design it, two good things happen. The design stays honest — every beautiful idea is priced while it is still a pencil line, so you choose with real numbers instead of discovering them at tender. And the details get built as drawn, because the team detailing the junctions is the team standing on the scaffold.
We scope each project's design team to what it needs: measured survey, architectural drawings with our partner architects, structural calculations, planning submissions where required, building regulations packages, and interior detailing down to the joinery. You deal with us throughout — one point of contact, one responsibility.
Pricing is enquiry-led, because integrated projects vary too much for a menu. What is constant: a detailed, itemised quote at every stage gate, and no design decision taken without its cost attached.

Design is delivered with our partner architects — practices we work with repeatedly, briefed and coordinated by us, with the build team in the design meetings. You get architectural quality with construction honesty, under one contract.
When does design & build beat hiring an architect separately?
When cost certainty and a single point of responsibility matter more to you than running a competitive tender — typically extensions, conversions and renovations where the budget is real and the timeline matters. For a landmark self-build with an open budget, an independent architect-led route can suit better; we will tell you honestly which side your project falls.
