Cost is the first question on every enquiry, so here are our real figures — as from-prices, because that is the only honest way to quote a roof nobody has surveyed yet.
Our current guide prices: Velux room-in-roof conversions from £35,000, rear dormers from £40,000, hip-to-gable and mansard conversions from £50,000 — all plus VAT. Recent hip-to-gable projects with generous specifications have finished well above their from-price, which is precisely why we publish floors, not promises.
What moves the number, in rough order: the staircase position (a clean stack over the existing stairs costs least), the bathroom (drainage runs and sanitaryware span thousands), the structure your roof needs (steels and their access), glazing choices, and finish level. What does not move it: surprises we could have foreseen — the survey is where we take that risk off you.
Your quote is detailed and itemised so every one of those decisions is a visible line, and the price only changes if you agree the change first. A booking deposit of around 10% secures your slot; after that we invoice against valuations of the work carried out.
Why quote from-prices instead of a range?
Because ranges get read as promises about the top end. A from-price plus an itemised quote from a real survey tells you the truth in the order you need it: the floor first, then your actual number with every line visible.
Are there hidden extras?
No — the quote lists what is included and what is excluded, and anything that changes mid-build is priced and agreed before it happens. Structural engineer's calculations typically run £750–£1,100 and are shown as their own line.
