Dormer Loft Conversions

The dormer is Bristol's default loft conversion for a reason: it converts sloping roof into full-height room, usually under permitted development, and it suits terraces and semis alike.

A rear dormer pushes the roof slope outward into a flat-roofed box, creating standing room where there was crawl space. On a typical Victorian terrace that is enough for a double bedroom and en-suite; on a 1930s semi, often a generous bedroom plus storage in the eaves.

We build the dormer weathertight from the scaffold before opening up the ceiling below, which keeps the house dry and liveable throughout. Structure is engineered, insulated as a warm roof to current regulations, and finished in the cladding that suits the street — tile hanging, render or fibre cement.

Flat roof or pitched dormer?

Flat-roofed rear dormers give the most usable volume and are what permitted development allowances suit best. Pitched dormers look softer from the street and suit front elevations, but usually need planning permission.

Can I have a Juliet balcony or French doors?

Often yes on the rear — glazed doors with a guarding rail count differently from a projecting balcony, which normally needs planning. We design to keep you inside the rules you want to be inside.
