The BS9 rescue: a whole house back from an attic leak

A damaged water pump in the attic flooded a BS9 home from the top down — bathroom, bedrooms, living room, dining room and kitchen. We made safe, dried the structure properly, then rebuilt room by room with the family still living there. Six weeks on site, including a new bathroom and new internal doors throughout.

An insurer and a loss adjuster were involved, and the client handled that liaison directly — our part was the itemised scope, the photographs and the works. The client's own review is the measure of how it went: attentive, professional, helpful and kind, even on the bad days.

The works

  • Emergency make-safe: source isolated, unsafe ceilings dropped, electrics tested
  • Strip-out of saturated ceilings, floor coverings and finishes
  • Controlled drying — closed up only once moisture readings allowed
  • Joist ends and wall plates checked and replaced where the water had sat
  • Room-by-room rebuild: plaster, first and second fix, decoration
  • New bathroom and new internal doors throughout
